As we dive into the heart of our community, we’re excited to shine a light on the organizations making a difference every day. In this post, we introduce Susan Keller, partner at Keller Development & The Holmes Companies, to discuss why this location was a key factor in investing in Smithfield.

Why Location Matters: Local70’s Prime Spot in Smithfield

Location is everything in real estate, and Local70 is ideally positioned to offer unmatched convenience and connectivity. Nestled near major highways, shopping centers, and schools, Local70 is designed to seamlessly integrate into the fabric of Smithfield, creating a community that is both accessible and vibrant.

How does Local70’s proximity to major highways enhance its appeal to potential residents?

Local70 sits next to Highway 70 and provides easy access to Interstate 95, making travel effortless. Whether heading west to Raleigh, east to North Carolina’s coastal region, or north and south along I-95, residents can reach key destinations quickly. Additionally, Durwood Stephenson Parkway connects Local70 to all that Smithfield has to offer, including shopping, dining, and the historic downtown.

Was accessibility to shopping, schools, and other amenities a priority when choosing this site?

Convenience was a top priority in selecting Local70’s location. Residents will have easy access to shopping, schools, and recreational spaces, minimizing daily commutes and fostering a lifestyle where walking, biking, or scootering is a viable option. From grocery stores and retail centers to local schools and parks, everything is within reach.

Are there plans to incorporate additional walking or biking paths to connect the community to nearby amenities?

Yes, there are currently plans to build an 8-foot-wide pedestrian multi-modal trail along our entire property on Durwood Stephenson Parkway to promote walkability and safe bike-ability to the Smithfield Recreation and Aquatics Center, Smithfield Community Park, area schools, and shopping and dining.

What nearby shopping, dining, or entertainment options make this location unique?

Local70 residents will enjoy proximity to key retailers like Walmart and dining favorites such as Chick-fil-A on Brightleaf Boulevard. For those looking for a unique experience, Downtown Smithfield is just three miles away, offering boutique shops, local restaurants, and scenic outdoor spaces like the Buffalo Creek Greenway and Neuse Riverwalk.

How do you envision Local70’s location benefiting residents in five to ten years?

As the Triangle region continues to grow, Local70 offers a balance of modern amenities and a strong connection to Smithfield’s rich history. The community’s proximity to major roads, growing businesses, and recreational hubs ensures it remains a desirable and thriving place to live for years to come.

What is one aspect of Local70 that you think people will appreciate the most once they move in?

Local70 is more than a development—it’s a place where residents can gather, connect, and thrive. Thoughtfully planned green spaces, miles of sidewalks and trails, and a commitment to sustainable landscaping will foster a tight-knit, welcoming community that people will love calling home.

Looking Ahead

As Local70 continues to take shape, we’re excited about the opportunities this location provides for future residents, businesses, and the greater Smithfield community. The combination of accessibility, thoughtful planning, and integration with local amenities makes Local70 a one-of-a-kind development.
