If you’ve driven down Booker Dairy Road lately, you’ve probably noticed a lot of activity near Highway 70. The future home of Local70 is taking shape — and by 2026, it’ll be a place where neighbors can walk, play, and gather in the heart of Smithfield.


This new community isn’t just about homes. It’s being built around open spaces and parks that bring people together. The idea is simple: create a neighborhood that feels like Smithfield — friendly, walkable, and connected.



Places to Gather, Play & Relax

From morning walks to weekend picnics, there will be a space for everyone:

  • Bower Square, the community’s central hub, will include a covered pavilion and mail kiosk — perfect for quick chats and neighborly connections. The beautiful rendering above from Site Collaborative shows the current plan for this dynamic space at the heart of Local70.

  • Local70 Lawn and Local70 Plaza will host community gatherings, food trucks, or an outdoor movie night — opportunities to explore new experiences just steps from home.

  • Families will love the Tot Lot, Dog Park, and Nature Play Area, all surrounded by trails and shaded seating that make it easy to spend time outside together.

  • Quiet spots like Bosque Court and Terrace Park offer green lawns, trees, and benches where you can just sit back and enjoy the day.



A walking trail will connect it all — weaving through trees and small pocket parks that make every stroll feel a little different.

Designed with Smithfield in Mind

Local70’s design reflects what people love about Smithfield — the sense of community, the slower pace, and the natural beauty that invites you to explore the outdoors. You’ll see familiar touches: natural wood, shaded porches, and comfortable outdoor seating that blend right into the surrounding landscape.


Simple, welcoming details like swing benches, wood-and-wire fences, and open lawns encourage residents to stop, talk, and stay awhile. Every feature, from the playground to the mail pavilion, was designed to help life here feel easy — a place where people truly thrive


Looking Ahead

The transformation at Local70 is well underway. Crews are shaping the land, installing utilities, and preparing the community’s network of trails and gathering spaces. You can already see the layout beginning to take form — the future home sites, open lawns, and areas that will soon become neighborhood parks and plazas.


As work continues into 2026, streets, plantings, signage, and community features like the mail pavilion and dog park will begin to bring the vision to life.
